Welcome to O-Bar-O Cabins! We are so pleased you’ve decided to join us! O-Bar-O Cabins is a Colorado rustic retreat where every guest reservation is very special to us. We look forward to your visit and hope you enjoy it here as much as we do.
Payment A one-night deposit is required at the time of booking. Your remaining balance is due upon arrival. You are welcome to pay in full in advance if you prefer. If we do not hear from you, the card on file will be charged for the remaining balance at 6:00 PM on the day of your scheduled arrival.
Check-In & Check-Out
- Check-in: 3:00 PM – 6:00 PM
- Check-out: 10:30 AM
If you expect to arrive after 6:00 PM, please call us in advance so we can arrange a late check-in for you.
Cleaning
O-Bar-O strives to provide the cleanest, most comfortable cabins in Durango. We ask that you be mindful that guests are arriving after you who expect the same experience. If the cabin requires extraordinary cleaning beyond our standard turnover, an additional $100 cleaning fee will be assessed.
Missing items; excessive soiling; or damage to furniture, linens, carpets, and other property will be assessed and then billed to the customer at our replacement cost, which may include labor costs. We will always try to be transparent in our communication about damage to cabins. Unapproved, late checkouts may be subject to additional fees.
May 1st – November 30th: There is a three (3) night minimum on all cabins. Big Bear Den has a five (5) night minimum.
December 1st – April 30th: We offer two (2) night minimums on our Winter Cabins. And Big Bear Den has a three (3) night minimum.
Can’t stay 2-3 nights? Call for considerations for your stay.
All reservations are subject to availability.
Guests are responsible for payment for all days reserved.
Cancellation Policy
We understand that life happens. Our cancellation policies are designed to be fair to all of our guests:
- 30+ days before arrival — Cancel for a full deposit refund, less a $75 cancellation fee.
- 14–29 days before arrival — Your deposit will be forfeited and a $75 cancellation fee will apply.
- Within 14 days of arrival — You are responsible for the full cost of your reservation.
- Early check-out or shortened stay — No refund will be issued.
Postponing Your Reservation
Need to reschedule? Contact us as soon as possible and no later than 14 days before your arrival. We will apply your deposit toward a future available date at no charge. Postponements requested within 14 days of arrival cannot be accommodated.
Multiple Cabin Bookings (Applies to group bookings, family reunions, holidays, and special events)
- 60+ days before arrival — Cancel for a full deposit refund, less a $75 fee per cabin canceled.
- Less than 60 days before arrival — Deposits are forfeited and cancellation fees apply.
- Postponements — 60 days notice is required to carry deposits forward to a new date at no charge.
This policy applies whether one person pays for all cabins or each cabin is booked individually.
Rates and policies are subject to change and may vary during high-impact periods and for special requests.
Want peace of mind? When booking, you may opt into our Travel Protection program through our reservation system. Here’s how it works:
- Pay the full reservation amount at the time of booking.
- If you need to cancel within 14 days of arrival for a covered reason, you will receive a full refund less a 10% travel protection fee.
- For cancellations outside of 14 days, our standard cancellation policy applies.
Accommodation fees apply for groups reserving 4 or more cabins. Please call for policies and pricing.
Groups reserving three or more cabins are required to pay a damage deposit of $200 per cabin due at the time balance is paid. Your damage deposit will be refunded to you within one week of departure if your cabins, decks and the grounds are left in satisfactory condition. The Accommodation fee is separate from the damage deposit.
Reservations are strongly suggested. An advance payment of one night’s stay is required at the time of reservation. The balance of payment will be due upon arrival. If you would like to pay in full in advance, that is fine too. Payment will be processed at 6PM the day of scheduled arrival using the card given for the deposit. Sometimes, last minute cabins may be available. When making reservations, please specify the exact dates of arrival and departure as well as the number of guests in your party. State and local taxes are not included in quoted prices.
Occupancy & Extra Guests
Base occupancy is 2 guests for smaller cabins and 4 guests for all others. An extra guest fee of $30 per person per night applies for any guest age 2 and over beyond the base occupancy. Some cabins can accommodate up to 6 guests. The Big Bear Den is priced as a flat rate for up to 10 guests. An extra guest fee of $30 per person per night applies for any guest age 2 and over beyond the base occupancy.
There are minimum night stays required. Check the availability calendar for information. If your initial dates are reserved, simply email or call for availability or if you would like to be contacted in the event of a cancellation – we keep an active waiting list.
All cabins have fully equipped kitchens and views out picture windows that face the river. All cabins have either a stone gas fireplace or freestanding gas stove. Cabins feature covered porches or redwood decks or flagstone patios. For the comfort of our guests, O-Bar-O is a smoke free property.
Your Private Cabin Has Received Special Care
With 10 riverfront cabins, O-Bar-O has the unique ability to put special measures in place quickly and efficiently for your added comfort, health, and safety. We are happy to provide any specific services you might require to make your stay in Durango the very best.
Some of our extra health and safety protocol include:
• While we pride ourselves on being as kind to the environment as possible, right now, we are using only cleaning products approved for the Hospitality Industry by the Centers for Disease Control (CDC).
• Hand sanitizer is available in every cabin as well as in our office.

Our grocery stores (City Market, Albertsons, and Wal-Mart) all accept online ordering. Order before you arrive and pick up or we can pick up for you!
Our housekeeping (or cabin-keeping) team is amazing. Each person goes through an extensive training on cleaning expectations and presentation of every cabin. We do not add any service charge to your bill or amenity fees. Tips for our team are greatly appreciated if you feel they have added positively to your experience.

Ours is Free! Every cabin has a reserved parking space. Please let us know in advance if you will be bringing more than one vehicle or a trailer.
Durango is located at 6,522 feet above sea level, and O-Bar-O is at 7,600ft. We find the best way to enjoy the high altitude is to remain hydrated by drinking plenty of water. Our high-altitude climate tends to fluctuate significantly day-to-day, so be sure to bring appropriate clothing with you. No matter when you are visiting, it is a good idea to bring plenty of warm layers and a rain/snow-proof shell.
We warmly welcome your canine companions! Six of our ten cabins are pet friendly: Creekside, Birdsnest, Bluespruce, Aspen, Ponderosa, and Big Bear Den.
- 1–2 dogs under 50 lbs — $100 one-time pet fee
- Dogs over 50 lbs — An additional $20 applies
- Pets in non-pet-friendly cabins — A charge of $100 per night plus the cost of any damages will be assessed
O-Bar-O is pleased to offer our guests a 10% discount at Durango Hot Springs, located in the beautiful Animas Valley. They have towels available there, so no need to bring your O-Bar-O towels or robes. That way your towels remain here for use in your cabin!
When available, we would love to show you around the property.
O-Bar-O does not offer transportation to/from the airport. There are taxi services available. Please search Google and plan ahead.
O-Bar-O does not offer room service, but we do offer food packages and fill the fridge options.
The good news is that we have abundant wildlife here in the Florida River Valley! There are binoculars and a book on Colorado Birds & Mammals in your cabin to help you enjoy and learn more. (There are also books on Colorado Wildflowers and Fish!)
Keep your cabin doors closed at night to avoid any unwanted guests in your cabin. If you have any trouble, please let us know ASAP!

Seeing a bear will put a smile on your face, but remember, bears are wild animals. They may seem really cute or even docile, but you don’t want to find out otherwise. Ready to Soak?
Just a few quick guidelines for a great hot tub experience.
• Riverside hot tub for registered guests.
• Children under 16 years old are not allowed in the hot tub.
• No lifeguard on duty.
• Please fold the cover in half & prop the cover up on it’ s 2 ends then place the cover up against the railing while soaking.
• Do not lay cover flat on hot tub deck.
• Temperature set to 102 for optimal soaking enjoyment.
• Hot tub deck lighting is outside the gate by the staircase railing.
• Return the cover to the hot tub & tuck the skirt into the surrounding deck.
• Turn the deck lighting off as you leave.
O-Bar-O Cabins is happily kid-friendly and made for family fun. Inside, there’s an entertainment room that feels like a treasure chest—packed with 192 games, 202 movies, 295 books, 19 puzzles, musical instruments, hula hoops, a telescope, walkie-talkies, and boxes of toys just waiting to be discovered. Step outside and the fun keeps going with nearly eight acres to run, roam, and explore, plus swings in the meadow that are open to everyone (yes, grown-ups too). Add an island to explore and plenty of room for imagination to run wild, and you’ve got a place where kids play hard, adults relax, and memories come naturally.t
Dog Friendly Cabin Information
Our whole property is more than dog friendly – we love dogs! Download our O-Bark-O Dog Policy to see what we have you sign when you check in! We’ve got five special cabins that are perfect if you are visiting with your four legged friend(s):
O-Bar-O provides (size-specific) food and water bowls, dog treats, a toy, a commemorative O-Bar-O dog tag, and waste bags. Dog beds and kennels area available upon request. Maximum of two dogs per cabin.*
O-Bark-O Dog Fees for dogs under 50 pounds:
$100 one time fee.
Large Dog Fees (50+ pounds):
$120 one time fee.
*Multiple Dog Special Permission
On occasion (after we’ve seen photos of your dogs), we may allow up to 3 dogs in a cabin. One time fee of $150 is required and, again, we have to provide special permission after we’ve spoken to you further about your dog pack!
We will ask you the breed, size, and approximate weight of your dog and or dogs at the time of booking. Reminder – only 2 dogs per cabin. Fee is the same for one or two dogs.
